From plan set to defensible estimate.

Read the drawings, measure the pipe, price it against your own costs, and keep every number traceable back to the line it came from. Then do it again when the addendum lands.

Mechanical insulation, specifically — pipe, fittings, jacketing, and the specification that governs them.

Built to be checked, not blindly trusted.

Every quantity on an estimate can be traced back through waste, measurement, and the drawing it was read from. Where the evidence is thin, the software says so instead of choosing for you.

Code owns the arithmetic

Measurement, geometry and totals are deterministic. The same drawings and the same settings produce the same number today and next year, because a pinned estimate records exactly which price book, waste policy and productivity rates produced it.

Two independent readings

A specification is read twice, independently, and the readings are compared clause by clause. Agreement is evidence, not proof — it still has to survive a check against the document. Where the readings differ, you get both, and the sentence each was read from.

Disagreement is surfaced, not resolved quietly

Anything unsettled lands on a review queue with what was found and why it did not settle. Nothing that changes a price is applied without a person deciding.

Assumptions are labelled as assumptions

When a specification is silent, your house standard fills the gap and the line says so. Pipe with no size label is held back from the estimate rather than priced at a guess — and the bid tells you how much is missing.

One connected workflow, not six tools.

Takeoff is the entry point. Everything downstream reads from it, so a correction made on the plan moves the bid.

  1. Read plans

Sheets classified, scale confirmed by a person, layers and labels read.

  2. Takeoff

Runs measured and grouped by service and size, with fittings counted from the geometry.

  3. Estimate

Priced against your cost book, with waste, labour hours and markup as your settings define them.

  4. Revisions

Issue a new set and see which sheets changed, what moved, and what it did to the bid.

  5. Job cost

Won work carries a frozen budget. Charge material and hours against it as they land.

  6. Learn

What jobs actually took becomes a proposal about your productivity rates — which you approve or reject.

Your costs, your rules.

Material prices, waste, labour productivity, markup and your house insulation standard are yours, not ours. Import a cost spreadsheet or edit them in place.

Publishing a change writes a new revision and keeps the old one, so a bid you sent last month can still be rebuilt exactly as it was priced.

Nothing about your pricing is shared with anyone.

What the job actually took.

A won estimate becomes a job with a frozen budget. Charge invoices and crew hours against it and see where the money went — by line, not just in total.

Percent complete is quantity installed, not money spent. A job that has spent its budget and installed a third of the pipe should not read as on track.

Once enough jobs agree, the system proposes a change to your productivity assumptions, with the jobs it is based on. You approve it or you do not.

One line is three times its budget. The headline reads under only because most of the work has not started.

Revisions, without re-reading sixty sheets.

An addendum is where a bid quietly goes wrong: the set looks identical and the changes are scattered.

P-100Unchanged same drawing, same notes
P-101Changed the drawing differs — no text on it changed
P-103New sheet not in the previous issue
P-600Not fully compared the words match; measure this sheet in both issues to compare the drawing itself

Sheets pair by drawing number, not page, because an inserted sheet shifts every page after it. A sheet that keeps its number and changes its content is the case that costs money, and no page count reveals it.

Trends across the industry, without exposing yours.

Patterns that hold across many contractors can become a published default that new accounts start from. Your prices, your projects and your identity are not part of that, and never leave your account.

Anything published this way is reviewed before it ships, and any company can override it with its own evidence — which always wins.

Labour, estimated and actual.

Hours are estimated from productivity rates you control, adjusted for job size. Actual hours are recorded against the same lines, so the comparison is like for like.

Where they differ consistently, that is a finding about your rates. A single job is not.

Your projects and settings stay exactly as they are if you carry on afterwards — there is no migration step.

Questions worth asking.

How accurate is it?

We do not publish an accuracy figure, because one measured on our own sample would not tell you what it does on your drawings. What we can tell you is how it is built to be checked: measurement and arithmetic are deterministic, every quantity traces back to the geometry it came from, and anything the software could not settle is on a review queue rather than folded silently into a total. Run it on a job you have already bid and compare.

Does it just trust the AI?

No. Models are used to read documents — a specification, a schedule, a note — and never to measure or to compute. Interpretations are made twice and independently, and agreement between them is treated as evidence, not as proof: an agreed answer still has to survive a check against the source document. Anything unresolved goes to a person.

What happens when the specification and the drawings conflict?

The specification governs, and the conflict stays visible. The line records which instrument it followed and what the other one said, so a reviewer can overrule it with the evidence in front of them.

Can I use my own prices?

You have to — there are no prices in the product until you supply them. Import your cost spreadsheet or edit the book in place. Waste, labour productivity, markup and your house insulation standard are all yours as well.

Who can see my work?

Only your company. Support staff see account metadata — plan, seats, counts, what is stuck — and nothing you have made. Opening your projects requires a support session with a stated reason, which is recorded and appears in your own audit log.

What happens at the end of the trial?

Your account, projects and estimates stay as they are and remain readable. New estimate generations stop until the account is on a plan. Nothing is deleted and nothing has to be migrated.
